Thanksgiving Week in Houston

Thanksgiving is just about a week away here in Houston. Do you have some days off work next week? Do you have kids off from school? As your Houston real estate team, allow us to fill you in on some of the best events happening around town. Plan ahead and enjoy your holiday week!

 

Wednesday, November 25:

 

  • Visit the Children’s Museum of Houston for the Great Gobbler Thanksgiving Elf Parade! Kids can design banners, vests and pennants from 10 a.m. to 12:30 p.m., and then wobble along in the parade at 1 p.m. Visit with Santa afterward from 1 to 4 p.m.

 

  • The Houston Ballet Tree Lighting takes place at 11 a.m. at Wortham Theater Center. Watch the tree lighting ceremony and meet costumed characters from HGO’s opera, The Little Prince, and The Nutcracker’s Sugar Plum Fairy.

 

  • Attend the City Hall Farmers Market from 11 a.m. to 1:30 p.m. to pick up fresh, local produce for your Thanksgiving meal! You can also pick up prepared foods for lunch, or to serve to your out-of-town guests.

 

Thursday, November 26

 

  • Get up early for the TXU Energy Turkey Trot at 7 a.m.! Races include a 5k, 10k and a kid’s run, so everyone in the family can participate. Registration is $30 to $35 for adults and $15 for kids.

 

  • Bring the whole family to Houston’s 66th annual Thanksgiving Day Parade, Houston on Parade! It kicks off at 9 a.m. Viewing is free along the parade route, but arrive early for the best viewing. The parade begins on Lamar at Smith and ends at Smith and Dallas.

 

  • After finishing your Thanksgiving feast, get in the mood for Christmas at the Uptown Holiday Lighting on Thanksgiving night. Holiday music and food trucks begin at 4 p.m., live music starts at 5 p.m., and Santa lights Post Oak Boulevard’s trees at 7 p.m. Fireworks end the night with a bang.

 

Friday, November 27:

 

  • Skip Black Friday and attend Pop Shop Houston Holiday Festival instead! This runs all weekend at Silver Street Studios and features art, design, cocktails, vintage, a photo booth and more. Friday includes a Fashion Show and Live Paintings and runs from 12 to 8 p.m.

 

  • Head to Galveston for the Galveston Holiday Lighting Celebration at Hotel Galvez at 6 p.m. Enjoy free entertainment by area carolers, ballet dancers and more. Santa will arrive by horse-drawn carriage for photos.

Stage Your Houston Home to Sell

As your Houston real estate team, it is our duty to help you with all of your goals in the Houston real estate market, whether that means selling your Houston home, buying a Houston home, or both! Contact us with questions or to get started with the process.

 

If you’re gearing up to sell your Houston home, allow us to share some staging secrets. By staging your Houston home to sell, you might attract more potential buyers, sell it faster and sell for a higher price. Staging your Houston home means making it look move-in-ready and appealing to the buyer.

 

Here are a few tips for staging your home to sell, from Zillow:

 

  • Keep the home furnished. Don’t try to sell your house empty. Even if you buy another home before selling, keep your furniture in the home as long as possible. This allows the buyer to visualize themselves living there. Plus, furnished rooms tend to look larger than empty rooms, contrary to what you might think.

 

  • Remove personal items. You’re trying to help a buyer picture themselves in the home, so you don’t want it filled with your child’s artwork and your family’s portraits. Put away all personal items, including pill bottles, personal bathroom items, papers, bills and the like. If you have any brightly colored rooms or wall murals, remove and go with neutral décor that will appeal to the majority of buyers.

 

  • Clean and declutter. Once you remove personal items, you want to remove any remaining clutter. This includes inside closets, garages, basements, cabinets and drawers, because buyers look everywhere! Once the clutter is gone, deep clean the entire house. If calling in a professional is necessary, such as for carpeting, do so. We all want to buy a clean house!

 

  • Create sense of comfort. Buyers want the house to look clean and spotless, but they also want it to look cozy and comfortable. This helps them to imagine living there. You can create this sort of atmosphere by displaying fluffy, luxurious towels in the bathroom, lots of pillows on the bed, and decorative candles on a fireplace mantel or coffee table. Add a throw blanket to the back of the couch in winter.

 

  • Create focal points. When a buyer walks into a room, you want their eyes to focus on the highlights of each room. Make sure not to block any large windows or crowd furniture around a fireplace. In these cases, less is more. Make the fireplace, or the large bay window, or the entertainment center, or the kitchen island, or the master bath soaking tub, stand out.

6 Events to Enjoy in Houston This Weekend!

A new month has begun in Houston, and that means a new list of events and activities to enjoy. While much of the country starts bundling up and staying inside this month, here in Houston, the weather is great and the fun never ends! As your Houston real estate team, allow us to fill you in on some of the best events taking place this weekend.

 

1.  If you didn’t make time to celebrate Day of the Dead last weekend, you still have a chance this weekend. Family Day Fiesta takes place at Lawndale Art Center from 12 to 4 p.m. Their annual Dia de los Muertos exhibit comes to a close with music, dancing, refreshments and family fun. It’s free!

 

2.  This Friday, Feast with the Beasts at Houston Zoo! This is the 10th annual event where you can munch on food from more than 60 of Houston’s top restaurants, sip on wine and beer, listen to Meet the Keeper talks and enjoy live music from Better than Ezra! This is for ages 21 and up.

 

3.  Friday is a wine-filled night. You could also attend the Katy Wine Fest at Brookwood Community from 7 to 11 p.m. Choose from more than 60 wines from vineyards across the country, including some from Texas! Bid on auction items, enjoy live music by Chris Austin Martinez and enjoy food from area restaurants.

 

4.  If you’re a biking enthusiast, you’ll love the HTX Bike Fest at Market Square Park this Saturday! Ride into Downtown Houston and meet other bike enthusiasts, browse among more than 50 industry vendors, watch cycling and BMX contests and enjoy live music! It’s free to attend and runs from 10 a.m. to 6 p.m.

 

5.  Have an all-around good time this Saturday at the Houston Margarita Festival at Sam Houston Park! From 12 to 10 p.m., you can sample more than 20 of the best margaritas in the city while enjoying live music from The Fab 5, Bayou City Brass Band and others. You can even get in on the Limbo contest or compete in the salsa competition!

 

6.  Who has the best barbecue in Houston? Find out at the Houston BBQ Throwdown at Saint Arnold Brewery this Sunday from 1 to 4 p.m. A blind judging panel will pick the winner, but not after you get to sample all of the dishes and vote for the “People’s Choice” award!

Why And How To Buy A Houston Home!

Have you always dreamed of becoming a homeowner in Houston? Now is the time to make that dream a reality! As your Houston real estate team, we want to fill you in on why now is the time to buy a Houston home, and how you can make that happen.

 

First off, a homeowner’s net worth far exceeds the net worth of a renter. In fact, in 2016, a homeowner’s net worth will be 45 times greater than a renter’s! That’s huge!

 

Also, if you think it’s cheaper to rent, think again. Reports show that buying  a home is actually 35 percent less expensive than renting. Your landlord builds the cost of repairs into your rent, so don’t let the fear or repair costs deter you from homeownership.

 

Second of all, it’s not as hard to buy a Houston home as you might think. Many buyers think they need a 20 percent down payment, but 44 percent of millennials put down under 10 percent. Buyers think their credit score isn’t good enough, but the average score on approved loans is 723. Buyers think getting approved for a mortgage is hard, but 71 percent of loan applicants were approved last month!

 

Third of all, mortgage rates are still cheap. Last week, they averaged 3.79 percent, which was lower than the week before. They have remained under 4 percent for a long while now, but they are predicted to increase in 2016. By purchasing a Houston home now, you could save a lot of money down the road!

 

So, how do you get started with the home-buying process? Here’s a checklist for you to keep nearby:

 

  • Check your credit score and credit report. If there are any errors on your credit report, work on getting them removed. If your score is lower than you’d like it to be, work on paying down debt and improving your score.
  • Determine how much you can afford. Lenders look for a debt-to-income ratio of no more than 43 percent of your income. See if you can swing that based on income, debt and expenses.
  • Make a down payment plan. The more you can put down, the less your loan costs and monthly payments will be. However, loans are available for as little as 3.5 percent down. Figure out what will work best for you.
  • Decide what you want in a home. Consider things like location to schools or your job, backyard size, number of bedrooms, floor plan, age of home and more.
  • Research lenders and Houston real estate agents. This is where we come in! Houston is swarming with Halloween events

Are you excited for Halloween this year in Houston? You don’t have to wait until Oct. 31 to celebrate! There are tons of events and activities taking place all over the city for the holiday. As your Houston real estate team, we’d like to fill you in on some of them. Whether looking for a family-friendly event, or an adults-only event, you’ve got options in Houston.

 

1.  Visit the Children’s Museum of Houston now until Halloween, when the museum is transformed into the Monsters’ Museum of Houston! There are trick-or-treat monster hunts daily. You can fly with Stella Bat Wings, master the monster language by Howling Monster Calls, examine a collection of Monster Eyeballs, party during a Monster Mash Ball on Oct. 31, and so much more.

 

2.  From not until Oct. 31, visit Hellusions Haunted House located inside West Oaks Mall. This haunted house is open every Saturday and Sunday from noon to 5 p.m. This is also one of the cheapest haunted houses in the area, costing only $10!

 

3.  Also throughout October is Haunted Trails! Walk the trails of Houston’s outdoor attraction while coming into contact with zombies, clowns, creepy crawlers and more. Hours are 8 p.m. to midnight on Fridays and Saturdays, 8 to 11 p.m. on Sundays, and 8 p.m. to 1 a.m. on Oct. 30 and 31.

 

4.  Daily at the Houston Zoo, through Nov. 1, stop by between 9 a.m. and 4 p.m. for Zoo Boo! Explore the pumpkin patch, go trick-or-treating at Candy Corner stations around the zoo, participate in coloring the monster mural, walk in a costume parade if dressed in costume and so much more! Plus, enjoy all the zoo animals while walking around.

 

5.  This Friday, Oct. 23, join the Houston Symphony for a Halloween event, Hocus Pocus Pops! The orchestra will cast a spell on the audience with chilling music and sounds. Dress up in costume and you might get to walk on stage during the concert!

 

6.  Visit the Houston Arboretum & Nature Center this Saturday, Oct. 24, for ArBOOretum! From noon to 4 p.m., kids can enjoy the trick-or-treat trail, where they learn about native creatures. There will also be hay rides, a petting zoo, a puppet show, a hay maze, pumpkin decorating and more. It’s free to attend!

 

7.  On Oct. 31, attend Scream on the Green from 6 to 10 p.m.! This includes Houston’s eighth annual citywide costume contest, so show up looking your best in your costume! Categories include kids, teens, adults, family, dog and Houston-themed costume! Prizes, music and more are included. Finish the night by watching Book of Life. It is free to attend.

 

8.  On Halloween night, head to the Houston Museum of Natural Science for Spirits & Skeletons! From 8 p.m. to midnight, dance away the night in costume while enjoying desserts and creepy crawly concoctions, courtesy of the museum’s Bug Chef. There will also be a master magician to watch. This event is for ages 21 and up.

Explore Houston With The Houston CityPASS!

Visit Downtown Aquarium with the Houston CityPASS!

Did you recently relocate to Houston? Have you lived here forever, but haven’t taken the time to explore this great city? The Houston CityPASS is a great way to explore a lot of Houston’s main attractions in a short time! This is especially a great option for when you have visitors come stay with you. As your Houston real estate team, we’re here to fill you in.

 

Houston CityPASS is one price that provides you tickets into five Houston attractions. You must use up all of your tickets within nine days, so there will be no procrastinating! By purchasing the pass, you end up saving up to 50 percent on the admissions, compared to if you were to buy them each separately.

 

The pass costs $51 for adults and $41 for kids ages three to eleven. You also receive a ticket booklet, with all the information you need to know about each attraction, and you can skip lines for faster entry.

 

Here’s a little bit of information about each attraction included with Houston CityPASS:

 

1.  Space Center Houston – Learn all about NASA’s manned space flight program! You can see astronauts train for missions, touch a moon rock, land a shuttle, take behind-the-scenes tours of NASA and so much more. Enjoy exhibits, presentations and hands-on activities.

 

2.  Downtown Aquarium – This aquarium is home to more than 200 aquatic species in a 500,000-gallon aquatic wonderland. Included with the pass is admission to the Aquarium Adventure Exhibit, along with all other exhibits and attractions. While there, check out the restaurant, bar, ballroom and shops.

 

3.  Houston Zoo – Houston Zoo is an option you have with your Houston CityPASS, which offers you views of more than 4,500 animals within over 900 species. This might be why the Houston Zoo is the seventh most visited zoo in the country! Its 55 acres of animals and fun will definitely allow you to fill one of your nine days with outdoor wildlife fun.

 

4.  Museum of Fine Arts, Houston – This is your other option, if you opt out of the zoo. It includes two museum buildings, two art schools, two decorative arts centers and a sculpture garden. Overall, it has more than 60,000 works of art. Plan for a full day of soaking in the arts! You can also choose to participate in gallery talks and tours.

 

5.  Kemah Boardwalk All-Day Rides Pass – If you’ve got kids, or you’re a kid at heart, this is the next option you should choose with your pass! You get to enjoy amusement rides, nine waterfront restaurants, shopping, games, live entertainment and weekend festivals. From rollercoasters to the 140-feet plunge on Drop Zone, you will not go home without using up some adrenaline!

 

6.  The Children’s Museum of Houston – If you opt out of Kemah Boardwalk, you can head to this museum, with more than 14 exhibits that offer fun and education for kids. While the kids play, parents can check out the Parent Resources Library or gift shop.

One key to remember is that young buyers, in Generation Y and X, are purchasing a lot of homes right now. 1.  Updated kitchen and bathroom. These are features that all Houston homebuyers tend to lean toward, no matter what age, and this rings true with today’s young buyers as well. Young buyers typically don’t have the budgets to update these rooms after buying, so they look for homes that already have them upgraded.

 

2.  Big kitchen, open floor plan. Formal dining rooms are out, open floor plans are in. The kitchen is the hangout room, along with the family room, so to transition easily between the two is ideal. Open floor plans are popular with this crowd, because they want to entertain, and not have groups sectioned off.

 

3.  Home office. More Americans work from home now, and that trend doesn’t seem to be going anywhere anytime soon, so home offices are popular among young buyers. Even if they don’t work from home, with so much technology available, it’s nice to have a room to designate to it. As a home seller, you can stage a spare room as a bedroom, but point out that it could be used as an office.

 

4.  Good location. A Houston home with a good location will get you far with buyers. Young buyers have high gas prices and traffic on the mind, so if your home is near public transportation and has a good walking score, you’ll get major points with this group of buyers.

 

5.  Energy efficiency. Young buyers are interested in green homes because of lower energy costs and protecting the environment. Houston homes that have incorporated energy-efficient technology get extra points from this group of buyers.
